The land alone is worth at least $500,000,000 based on location and infrastructure. A mixed use development of it would generate a fair amount more in revenue for the county and state than the current situation where it sits empty 345 days a year.
The physical stadium equity argument is dubious. The actual stadium is only worth what they could get to have someone else occupy it and there aren't a bunch of revenue generating pro or college sports teams wandering around homeless.
