Well they come to VA to retire at a young age. I see them retiring around age 55 or even younger because of the strong unions. They then move out of NJ to get away from high taxes and high cost of living. They sell their 2000 sq. ft. house and come here and buy 3500 sq ft home for less. Man they come here by the buttload. Just like you said they sell their home and move here and buy really nice big homes and feel like their stealing it from the seller. Theres a gated community here called Fords Colony and their are so many NJ people that its now called Little Jersey by the locals AND NJians! Pretty funny, but most are really nice and seem to be very glad to be away from jersey.

only way that could have worked was cheap product + on or near campus
